One SWEET condo in Jamaica Plain is for sale

Hi, and thanks for visiting this blog. Well, after calling it home for 4 happy years, we're putting our lovely, 1,300-square-foot condo in Jamaica Plain on the market.

We've lived in the neighborhood for almost eight years now, and we've seen the full range of JP apartments and condos. We know from experience that this one is REALLY special, and that it will make some lucky family as happy and comfortable as it has made us.

This condo is the first-floor unit of 172 Hyde Park Avenue. Scroll down for interior and exterior photos. You can also visit our photo album for larger versions of the photos below.

The place is currently listed at $269,000. Do some comparison shopping for places of similar size, in similar shape, in similar neighborhoods, and you'll see for yourself that this is priced to sell! We will give due consideration to ANY reasonable offer.

Please e-mail us at condoinjp@gmail.com or call 617 983-0155 to ask any questions or schedule a viewing.

Here are the "vital stats"

  • A roomy, 1,300-square-foot Victorian beauty
  • 1 and 1/2 bathrooms (very unusual--but so convenient--for this kind of condo), with space to store linens
  • 2 spacious bedrooms, and the option to easily convert the large living room into a third bedroom
  • Classic dining room with built-in cabinet and mantel
  • Gigantic eat-in kitchen with tons of cabinets and open shelf space, and oodles of counter space
  • Cool "JP-like" features, which add character galore, like high ceilings, crown molding, ceiling medallions, chandeliers, transom windows, detailed woodwork, wainscoting, and much more
  • The option to partake of shared wireless Internet within the building
  • Washer and dryer in the unit, in a separate, private laundry room (washer and dryer are up to date, and come with the place)
  • Screened-in back porch that overlooks backyard. (Electrical outlet recently added)
  • Flower and herb gardens in the backyard
  • Fruit trees in the side yards (apples, pears, and plums...yum!)
  • Perennial flowers in the front yard
  • Garbage disposal and dishwasher (both up to date)
  • Up-to-date gas oven, fridge, and microwave (all of which come with the place)
  • Security system
  • Oil heat with radiators (gas heat for oven and hot water)
  • All new vinyl replacement windows (installed 3 years ago)
  • Updated electrical work (you can run the toaster and hair dryer at the same time without tripping a circuit!)
  • Brand new ceiling fans in the living room and back bedroom
  • All hard-wood floors
  • Tons of storage space in hall closet, bedroom closets, back laundry room, and basement
  • Recent paint jobs in all rooms, as well as the main hallway
  • On-street permit parking. (99.99% of the time, we find a spot directly outside our house. In 4 years--even during snow storms--we've never had to drive more than 1 block to find a parking spot)
  • New front porch (built 2 years ago)
  • Exterior was painted two years ago
  • Money in condo reserves
  • No major repair, upkeep, or improvement projects currently being discussed by the condo association
  • No current repair or upkeep problems within the unit

At 1,300 square feet, and with that second bathroom, it's more than enough room for 2 people, and could comfortably suit up to 4 adults (maybe even more). Pets are allowed. And then there's the neighborhood:

  • 7-minute walk to Forest Hills T station
  • 7-minute walk to Dogwood, Java Jos, and J.J. Foley's Fireside Tavern (which allows dogs!)
  • 5-10 minute walks to Forest Hills Cemetery, Arnold Arboretum, and Franklin Park
  • There is a convenience store at one end of the block, and a Dunkin' Donuts and a pizza place at the other end.
  • 1 and 1/2 blocks to a baseball field behind St. Andrew's church (which is very dog friendly, if that matters to you!)

Also, we have some furniture that we're not taking to our new place: Four bookcases and a huge office desk are there for the taking (but we'd have them removed if the new occupant didn't want them).
